We had friends of our visit from Ontario last year. They fell in love with the island. They came back this summer and bought a beautiful oceanfront home for $279. They are going to use it for a summer home and AirBNB it those weeks they aren't there (most Ocean front properties fetch $1200/week) . They plan to retire here in a few years. 

 The prices are starting to go up though as folks from BC and Ontario discover PEI.

The population of PEI grew 20-25% in the last few years, now over 150,000. My nephew works at a place that makes craft brew equipment, the have sold a lot in Europe and in South Korea. There is another place that makes hybrid tug drive systems for worldwide sale.

So in a nutshell there is work here if you want to work. There's a building boom here and there's a shortage of skilled trades. It's also an entrepreneur's Mecca here with lots of gov't programs for grants/loans. I managed to get a nice grant from the Gov't to help us with our company's plan to register for export. The funds went towards label changes (exporting required special verbage), website design, etc.

Always interesting following real estate prices around the country and what may be affordable or not. We are in one of those markets where you don't want to parachute in now unless you have deep pockets. I think only Toronto is abit higher and of course Vancouver. But if you have resided here for awhile it's not a big deal as your property just appreciated over time. I paid $35,000 for my first house when I was 22 and that was the best purchase I ever made. It was a block away from our main hospital. The key is to get these things paid off before retirement or at least down to a small payment. My house is 25 years old and about 2800 square feet with a triple garage. It now costs me $500 a month to live here including gas, electricity, water, sewer, wi-fi and cable. Wi-fi and cable is the big one at $182 and I am in the process of checking that out with the competition. This is the second year of deferring my property taxes which were $300 a month. So if I wanted to continue paying my taxes I would be in at $800 all in. I am charged 1.5% on my taxes and I have $300 put in an investment account each month that has been earning me 4% so if I really needed the money it is there for me and if I use it then it will be deducted from the sale of my house. Sort of a no-brainer in my mind. Puts me sort of in control of my money. I'm thinking it would cost me that to live almost any place in our beautiful country so because of a couple good friends I will probably stay here. I guess where it really helps is if people need that equity out of their home for retirement funds then the move east is well worth it. For our kids here it is a tougher challenge.

I don't know how first time buyers get into a market like Vancouver or Toronto, who has the income to get a mortgage for $1 million.

 The province of B.C. has given us the option for those of us over 55 years of age. They charge us 2% less than prime for the amount we dont pay. Some people especially along Okanagan Lake had their property appreciate into the 1.5 to 4 million range and the taxes escalated too. Seniors couldnt afford to stay in a house they had been in for many years. If you arent on the water I think our taxes are very reasonable. My neighbour moved from Winnipeg and was paying more taxes 15 years ago there than he is now on a 20 year old house here. My mom pays more in Alberta in a small town than I do on a maybe $200 thousand dollar house. It isnt all bad out west here. Think we have great collector car insurance and this tax thing is a good little perk too. Doesnt cost hardly anything to smoke neither, especially during the summer. The tax payers pay for that too.

So, the taxes get deferred until you sell or pass away? Interesting. Property taxes are fairly cheap out here (especially in Rural areas). I pay $1200/yr for 8.75 acres with a 1650 sq foot house, small garage, and a small workshop. That's about 1/3 what I paid for my house in Ontario on 1/3 of an acre. My car insurance is half what I paid in Ontario. I just renewed my license plates today. $100. Can't remember what I paid in Ontario- maybe a bit less? No e-test but we do have yearly safety inspections ($30) House insurance is about the same as Ontario. Electricity while a bit more per khw is cheaper as I don't have all those other fees (debt repayment etc) Fuel is about the same give or take a couple of cents. So far it seems our money goes further here.

 I had an $800,00.00 mortgage...(transfer loan)...for 3 months...a few years ago....

Payments were $2800.00 per month...I think I worked that out to about $6.00 an hour...

You won't see me buying entry level real estate around here...

I defer my property taxes.....But everything thing else works out to about $125 per month....car insurance,..house insurance....,natural gas,...phone/internet/cable....but we are getting screwed on Hydro....thanks to our former liberal government

That's right, when you sell or die they get their money. Power (about 10 cents kwh.) is very reasonable here, costs me about a thousand dollars a year with most of it for a/c in the summer. Natural gas is pretty much the same.

One down side to the Maritime's is there is no Natural Gas. Heating is electric, oil, wood or propane. I heat with a high efficiency heat pump (about $100/month to run) and have a woodstove for backup.

I don't have it, nor do I really want to have gas pumped into my house.  I understand that it's typically pretty safe, but I don't like having the possibility of a gas leak within my home (don't keep propane tanks inside either - I BBQ with charcoal!).

I'm biased, because I've always lived in the maritimes, but after traveling to many places this is still my favourite place to be, even as a car guy where our environment is so bad for corrosion.  The relatively low cost of living is just a bonus IMHO.
