Its not the first time we've seen a 65 with a 396 and we've discussed this extensively as to the originality from Oshawa. 

Collectively we have determined through many years of research and investigation that 409's were used throughout the 1965 production run for Canadian Pontiacs.

However, this has never been confirmed through official GM Canada sources. 

Regardless, a Chevrolet Big Block 4 speed in a car that left the factory with a Chevrolet engine in the first place would be a nice ride.

All of the Custom Sport items appear to be present. Car may have been repainted as I don't see a dealers emblem.
A pic of the data plate would atleast let us know the scheduled manufacturing date.

so US 65  Impala`s had a split year of 409 & 396 but Canadian cars used 409 for the complete year?

Yes, lot's of mid-year changes to U.S Chevrolets: 396 was big news, TH400, 283-220 came back in the U.S. the intro of the h.d. 3-speeds. Mag Style Wheel Covers came out mid-year.

Meanwhile in Canada things just kept on as they were with the Chevrolets & Pontiacs. There was no need to re-issue all the manuals mid-year. I think the latest car built that efforts here have uncovered were that April was the latest documented 409 car example found. Meanwhile 4-speeds were all Muncies & humble 327s came with 12-bolt rears in '65. It would not be a bad swap to drop in a big block like it was born there.

And the cool part was us getting 12 bolts in cars with as little as 283's and 3 on the tree or Powerglides. When I tell US guys that, they just shake their heads and don't believe it, or wonder out loud why Canadian Pontiacs were built that way.

I asked the seller about the engine. His reply:
Everything but the motor is original. They didn't come with 396 motor but it may have been a special order

 It seems like a 12 bolt was standard equipment in a 66 Poncho, at least if F40 was ordered. My 66 came with a 12 bolt 3.07 open.

As Vince states above there are even 6 cylinder cars with them.

 I would say that all of my 6-cyl cars had them. Back in '88 when I moved to Labrador, those cars were mostly 6cyls. The frame and 3:36 diff from a donor 4-door '67 Strato are in my Rag. A '70 4-dr sedan Parisienne that I converted to a 4-gear was a 12 bolt. My 2-dr h/top Parisienne was a 12 and the 12 bolt posi I put in it was out of a '69 Parisienne 4-dr sedan. The '66 and '67 4-dr sedan Strato's I have here are 12's. The odd duck is the Labrador '67 G/Parisienne bought originally out of Nova Scotia with a 327/Glide was a 10 bolt. That blew up, 12 in there now. And I have a '70 2+2 here with a 10 bolt posi. Odd...

An extreme common occurrence in my travels for me.

According to the production numbers thread there were about 74 custom sport hardtops and converts with the 409 so I guessing the numbers refer to the 327.
